Bernie Wales is a Residential Property Manager with over 40 years’ experience as a successful property manager, property investor, property trainer, residential leasehold adviser and entrepreneur. He has founded, built and sold several companies. He is a Fellow of the Institute of Directors and a founding Fellow of the Institute of Residential Property Management.
Having started his career at Sainsburys, he soon transferred into the world of property and by 1980 was responsible for a portfolio of 500+ tenancies in London, together with around 50 commercial investment properties throughout the UK.Four years later he struck out on his own, forming Crabtree Property Management Limited, building up a portfolio of around 10,000 residential units over 18 years as Managing Director. He sold Crabtree in 2002 to four of his staff.
Two more companies followed – Quite Property Investment Ltd focused on the acquisition of freehold blocks of flats and commercial properties, ground rent and buildings insurance management. Bruton Kiff Ltd provided residential property management and consultancy services for Residents’ Associations, Residents’ Management Companies and property professionals.
His current property management company – BW Residential Ltd provides services in two main areas; residential leasehold management … and investment consultancy.
The management side covers property management, right to enfranchise and right to manage, First-tier Tribunal management (Bernie has been a FTT and LVT appointed Manager numerous times), freehold ground rent portfolio management, company secretary services and commonhold services to residents and leaseholders in purpose built and converted blocks of flats.
The investment side covers hands-on services for Buy To Let investors, property sourcing and management – with an emphasis on leasehold flats and HMOs. But the main activity is consultancy for property developers (small and large), specifically freehold to leasehold title splitting and residual freehold sales.
Bernie also provides training workshops, seminars, courses, coaching and mentoring programmes for property professionals.
Lynn Fisk (actually … now Mrs Wales) has a background in law, computing, education and property investment. She has a first class BA(Hons) in Business Management, a Teaching Degree (PGCE) and a Diploma of Postgraduate Studies in Education.
At the start of her career, Lynn worked for a local firm of solicitors in Southampton, initially as a secretary but after covering for her boss during holiday and sickness, she was recognised for another skillset. After training she progressed to become the firm’s specialist in bankruptcy, liquidation and contract law, recording a very high success rate on behalf of her clients. Lynn thoroughly enjoyed her legal career and left some 8 years later to start a family.
Her teaching journey started during ‘time off’ to bring up her own children, then 7 and 10. Lynn taught computing to autistic and other children with special needs in the special educational sector. After many successful years, she decided it was time to move on to teach in her local Primary Schools, where she taught children across many year groups, a job she was very passionate about. Through her hard work and dedication she quickly became Year Leader, a Senior Teacher and ICT Manager.
With her business degree, Lynn always had a desire to return to this sector at some point. With the rapid growth of a new business – Lynn made the decision to give up her teaching career to support her now husband Bernie Wales in their new business – BW Residential Ltd. Due to her IT background, business degree and organisational skills, Lynn quickly had processes, procedures and IT systems in place which have helped the company grow and develop over the years. Lynn continues to work on the business, something she really enjoys doing, to ensure its continued growth.
In addition to being a director/owner of several companies, Lynn has been involved in property investing and development and along with her partner (now husband) Bernie Wales, have built up a property portfolio in the South of England. In addition to this she has put her help others build their own portfolios, as well as helping investors make a far better return than they can get in the bank or building society.
Jamie Fisk is the Senior Property Manager, who gets the hard work done and keeps leaseholders and tenants happy – and oversees the team in the office.
Jamie’s career in Lettings Management commenced with a local firm of Independent Letting Agents, where he progressed to become their Top Negotiator. Having learned all about the lettings industry, Jamie moved to BW Residential in a new role as Property Manager, putting his previous experience to good use. Now working in both Property and Lettings management, Jamie is an Associate of the Institute of Residential Property Managers and he continues to further his education and career in this sector. He’s fast turning into “Bernie Junior”.
